This trips people up, so it's worth being clear. A lot of note-buying websites use 'deed of trust' and 'mortgage' as if they're the same word. In some states they nearly are. In Wyoming, they're not. Wyoming is a mortgage state — when you carry financing on a property here, the loan is almost always secured by a mortgage. Deeds of trust are legal in Wyoming but you rarely see one. One thing worth knowing: in Wyoming, if a borrower ever defaults and the property goes to a foreclosure sale, they have a redemption period afterward — generally three months on a home — where they can pay it off and get the property back.
